York CollegeTheory

York College is one of the most successful higher education institutions in the Yorkshire and Humber region, accommodating 10,000 pupils studying a wide range of A-level, HND, degree and vocational courses, including construction. Due to the growing intake of students and a requirement for a modern teaching facility, York College commissioned main contractor Balfour Beatty and building services partner NG Bailey to create a new college building.

Practice

Since May 2006, Bailey, Bailey Johnson and Bailey Off-Site have worked in close partnership with Balfour Beatty Construction Northern to build and fit-out York College’s £60m landmark building. Located at the south western gateway to the city, it is one of the largest undertakings of its kind in the country.

Working in tandem, Bailey and Bailey Johnson managed all design and build works, including the installation of heating, ventilation, domestic services and sanitaryware, under-floor heating and an intelligent building management system. Demonstrating the benefits of collaborative working, Bailey Johnson also installed a variety of dry lining, partitions and ceilings across 450 separate rooms, whilst Bailey Off-Site provided prefabricated pipework modules.

The integrated approach taken by NG Bailey – with teams from Bailey, Bailey Johnson and Bailey Off-Site working in tandem, and in close collaboration with Balfour Beatty Construction, ensured that two thirds of the building was ready to be handed over early, allowing the college to commence its large scale move. The remaining part of the building was handed over a month later, ensuring the college could complete its move on time.  This close co-operation and co-ordination between the teams, including Turner and Townsend, ensured costs were kept within budget and also aided the project managers at Balfour Beatty.

The college has already had a visit from the Archbishop of York, Dr. John Sentamu, to bless the building. In September 2007 the new facility will open its doors to some 13,000 students, who will enjoy the new state-of-the-art facilities.
